I’m Trace Keasler, real estate broker specializing in Hermosa Beach homes for sale since 1989

In this week’s episode we’re going to discuss the trend of this year’s Hermosa Beach homes for sale, looking at the months of January through May of 2010…

We’ll be looking at the monthly trend in four main areas:

1. The number of homes listed 2. The number of homes pending (gone into escrow) 3. Homes sold (closed sales) 4. The price trend

In the first slide, number of Hermosa Beach homes listed for sale, we see a downward trend, which considering supply and demand, would be positive for Hermosa Beach home prices.

Slide two, Number of homes that have gone into escrow each month, really no trend at all.

In slide three, number of Hermosa Beach homes sold each month, again not much to discern.

Finally, slide four, the market appears to again be flat. You can see the higher median price in February, but it appears that’s more an aberration.

To sum it all up, this market is flat and boring, which is a lot better than the market falling off a cliff. In fact, I would call these all positive signs, and we are probably at or near a market bottom.

Is it a good time to buy a home?

The only answer is maybe. Using these statistics, it doesn’t appear the market is going down.

There is certainly no rush to buy a home in Hermosa Beach right now. It looks like this window of opportunity is here to stay for the foreseeable future. At least.
